When should I start the homebuying process?+

When you feel ready. The initial consultation walks you through the entire journey so you can make an informed decision and move at whatever pace works, fast or slow.

Do I talk to a lender or a Realtor® first?+

Your Realtor®. The consultation gives you a clear picture of the process from beginning to end. From there, you'll get pre-qualified with a lender when you're ready.

What credit score do I need?+

Many lenders can approve buyers with a score as low as 560, but score is only one factor. Debt-to-income ratio, income stability, and documentation all matter. We help you understand the full picture before you start shopping.

How do I make a competitive offer?+

Real-time market data sets a fair price. To stand out, we also talk to the listing agent, tailor terms to what the seller actually needs, and coordinate with your lender so your strength as a buyer is obvious.

How long does it take?+

From accepted offer to closing is usually 30 to 45 days. Inspections, appraisal, title work, and the final walk-through all happen in that window.
